Do I need a car on site?

A car is not strictly necessary but can be useful depending on your stay.

The beach, promenade, restaurants, as well as bus and train connections are within walking distance, so you can get by well without a car. For maximum flexibility – especially for trips to Split, Trogir, or the surrounding area – having your own vehicle or rental car can be an advantage.

Alternatively, Uber is very reliable locally and an affordable option.

Can you arrange a transfer from the airport?

Basically, we can assist you with organizing a transfer.

In practice, however, we recommend simply using Uber. It’s best to download the Uber app before your arrival, create an account, and enter the name of your villa as the destination – it is usually recognized immediately.

The ride from the airport usually costs only about €5–10 and is the most flexible and straightforward solution, with no need to arrange anything in advance.

Is baby equipment available?

Yes, we are happy to provide extensive baby equipment upon request. This includes, among other things, a baby cot, high chair, children's dishes, and a playpen.

If you need anything else, just let us know briefly before your arrival. Especially for families, we always try to make everything possible.

We ensure that the requested equipment is already set up and ready to use in the house when you arrive.

Is there air conditioning?

Yes, all our accommodations are fully air-conditioned. Each bedroom has at least one dedicated air conditioner, and the large living and dining areas are also equipped with multiple units.

The air conditioners can both cool and heat, so you can set the desired temperature at any time of the year.

In the villas Just Be Light and Just Be Alive, there is also underfloor heating in the bathrooms for even more comfort.

Are there parking facilities?

Yes, all of our accommodations offer ample private parking spaces directly on site.

Usually, there are at least four parking spaces per house, so even larger groups can arrive without any problems.

Are there a washing machine and dryer?

Yes, all our houses have a washing machine. In most cases, a dryer is also available.

In houses without a dryer, we provide drying racks – thanks to the warm climate, laundry usually dries very quickly.

We also supply detergent, and the appliances are modern and reliable.

How well is the kitchen equipped?

The kitchens are fully equipped and leave nothing to be desired. You will find everything you need for cooking – from refrigerator and freezer to induction stove, as well as pots, pans, and high-quality tableware.

Cutlery, knives, and glasses are also all of good quality, so you can cook easily just like at home – or even a little better.

Additionally, you have access to a coffee machine (filter and capsule), toaster, kettle, and blender, among other appliances.

Yes, the person making the booking should be of legal age.

For groups, we also ask that a responsible contact person is present on site and reachable during the stay.

Are longer stays also possible, and are there discounts for them?

Yes, longer stays are possible at any time. Many discounts are already automatically included in the prices, depending on the length of stay and the period.

Are group bookings for more than 10 people possible?

Yes, absolutely. Many of our villas are located close to each other – some even right next to each other – making it easy to combine several houses. Perfect for larger groups, families, or retreats.

Depending on the arrangement, stays with 20 people are easily possible. If you’re okay with one more house being a bit further away (e.g., about 1–1.5 km), groups of up to 30 people can also be accommodated.

Just send us a quick message with your group size and preferred dates – we’ll put together a suitable combination for you.

From when to when can I book?

Basically, bookings are usually possible from Saturday to Saturday. For stays of about 14 days or longer bookings, we are much more flexible and can often accommodate individual time frames.

The best way is to simply experiment with the dates yourself – sometimes just shifting the stay by one day forward or backward is enough.

Alternatively, you can conveniently send us your preferred dates anytime via WhatsApp. We usually get back to you within a few minutes and will find a suitable solution together.

How quickly will I receive a response to my inquiry?

We usually respond within a few minutes – often even within 1–2 minutes, especially via WhatsApp, email & phone.

It is important to us that you get clarity quickly and don’t have to wait long.

When are check-in and check-out?

Check-out is usually possible until 10:00 AM and check-in from 4:00 PM onwards.

Our houses are large and offer many amenities – which is why it is especially important to us that each villa is perfectly prepared and thoroughly cleaned for you. Our cleaning teams need sufficient time between stays for this.

If you arrive earlier, in many cases you can already leave your luggage in advance. While the cleaning is still in progress, we keep you updated and notify you immediately as soon as the villa is ready for occupancy.

For any possible waiting time, we have already put together a curated Google Maps list of restaurants, cafés, and spots nearby, which you will receive directly after your booking.

How does the check-in work?

Check-in is usually straightforward and flexible. Upon request, a team member will briefly show you the villa on site and explain everything important.

Basically, our houses are designed so that everything is intuitive and easy to understand. We are also available for you at any time – either via WhatsApp or by phone.

Alternatively, we also offer a completely contactless self check-in. In most cases, access is via a digital keypad with a personalized PIN, so you have maximum flexibility and no keys need to be passed around within the group.

Is smoking allowed?

Smoking is generally not allowed inside our villas.

To ensure consistently high air quality for all guests, the houses are equipped with air quality sensors. If smoking does occur indoors, an additional cleaning fee of €500 will be charged, as an extensive special cleaning (e.g., with ozone) is required.

Smoking is, of course, permitted outdoors – ashtrays are provided for this purpose.

Do I have to pay a deposit?

Yes, a deposit of €500 is required for the stay.

This can be conveniently paid either by credit card or in cash on site. The deposit will of course be fully refunded, provided no damage occurs.

We generally assume that our guests treat the houses with care – so far, this has been the case without any problems in the vast majority of cases.

Are pets allowed?

Yes, pets are generally welcome with us. An additional cleaning fee of €69 per pet applies for the stay.

For two or more pets, we kindly ask for a brief consultation in advance. Upon request, we are happy to provide bowls and small extras for your four-legged friends.

Yes, our villas are also ideal for longer stays and remote work.

In addition to fast and stable internet, you will find plenty of space to work comfortably – whether at the dining table, on the terrace, or in a quiet area inside the house.

Many of our guests stay for several weeks and easily combine work and vacation.

Is the Wi-Fi stable enough for video calls and working?

Yes, our accommodations are specifically designed for remote work. Usually, two internet connections are available – including Starlink with the fastest available package as well as an additional backup solution.

This typically allows you to reach up to about 400 Mbps download speed with stable connections and low latency. For you, this means multiple people can easily conduct video calls, stream, work, or play online simultaneously.

We use high-quality networking equipment from Ubiquiti, ensuring excellent Wi-Fi coverage and a stable connection throughout the entire house.

We ourselves regularly work on-site with larger groups, which is why the setup is specifically designed for high reliability and performance.

Is the beach within walking distance?

Yes, our houses are usually about a 10–15 minute walk from the beach or the promenade. There you will also find numerous restaurants, cafés, and other opportunities to enjoy your stay.

Additionally, after your booking, you will receive access to our regularly updated Google Maps list with personal recommendations for restaurants, spots, and activities in the area. If you discover something yourself, we always appreciate tips to further improve the list.

All houses are also within walking distance of a bus stop and the train station in Kaštel Stari. From there, you can reach Split in about 10–15 minutes for around €1–2.

Alternatively, Uber is very reliable here and usually significantly cheaper than traditional taxis.

Is it quiet on site?

That depends a bit on the specific accommodation. For example, one house is located at the quiet end of a cul-de-sac, while the others are in traffic-calmed residential areas designed mainly for holidays and tourism.

The surroundings mostly consist of other holiday homes, so privacy and a holiday atmosphere are the main focus. Depending on the location and wind conditions, you may occasionally hear slight noises from the street.

In return, you benefit from very good connections: you can quickly reach the promenade, Trogir, or Split, and get to restaurants, the beach, and all important spots within a short time.

How far is it to the airport?

Split Airport is only about 5–10 minutes away from our accommodations.

You can reach the villas quickly and easily – either by Uber, transfer, or your own vehicle.

Our houses are thoroughly cleaned after each guest change, so you will find a perfectly prepared and clean home.

For longer stays, we can also arrange additional cleanings upon request. This is coordinated individually but is always possible.

In practice, many guests prefer to use the cleaning supplies available in the house – these include, among other things, a vacuum cleaner, mop, and cleaning agents. This way, you can easily take care of small tasks yourself without interrupting your holiday.
