For many families and groups of friends, a villa in Croatia during the summer holidays is the fixed date in the year's calendar – and at the same time the period when everything is most in demand: flights, hire cars, beaches and accommodation. If you come to us in Kaštel Stari in July or August, you'll get that classic Dalmatian summer feeling. To keep it stress-free, a few things we've learned over many summers with guests will help.
Book early – why it matters in high season
School holidays in the UK, Germany, Austria, Switzerland and many other countries overlap in July and August. In recent years our villas have been fully booked, especially at the most popular times.
Here's the best way to approach it:
- Plan early: if you know your holiday dates, don't wait too long.
- Saturday to Saturday: in summer we usually rent by the week. From around 14 nights we're more flexible.
- Check the calendar: you can see available weeks and the final price live on every villa page.
- Plan with confidence: you pay 50% on booking, and the balance is taken automatically 60 days before arrival. Cancellation is free up to 60 days before arrival.
Heat: plan for it honestly
July and August are hot in Dalmatia, and on some days very hot. Around midday there's hardly anything sensible to do outdoors – that goes for hikes as much as for sightseeing. What really helps:
- Air conditioning in every room: all bedrooms and living areas, electricity included.
- Excursions early or late: national parks and islands before 7.30am, cities like Split in the late afternoon.
- Siesta by the pool: between 12 and 4pm, a shady spot and your own pool are almost always a better choice than the next sight.
- Take care with dogs: heat is the biggest issue for dogs in a Dalmatian summer.
More tips on children, heat and sea urchins are in our guide Family Holiday Split–Trogir.
Your own pool instead of a battle for a sunbed
In August, the beaches in the region are packed. The Kaštel Stari beach is around 1 km from the villas, 10–15 minutes on foot – lovely for the morning or evening. For the rest of the day, you don't need to hunt for a spot on the beach: every villa has a private saltwater pool, sun loungers and a hot tub. No strangers' towels on the loungers, no hotel buffet, no crowds.
Add to that the outdoor kitchen with barbecue and a dining table for ten – for many guests, dinner together outdoors is the best part of the day.
Consideration is part of it
Our villas are on quiet residential streets. Long evenings around the table are a given, but loud music late into the night or parties don't fit here – we and our neighbours respect quiet hours. For groups who are on board with that, a summer with us is ideal.
Room for the whole group
Each villa sleeps up to 10 guests and has five rooms with en-suite bathrooms. Just be Alive and Just be Light are side by side and can be combined for up to 20 guests, and with Just be Happy up to 30 are possible. More under Villa for Large Groups in Croatia. If you're not tied to school holidays, you'll find the quieter alternative under Holiday Villa Croatia in the Shoulder Season.
