A villa with sea views near Split is easy to promise in photos – and on arrival it's sometimes a strip of blue between two roofs. So here we tell you exactly which of our three villas in Kaštel Stari really has sea views, from where, and what you'll see. In short: at two of the houses, the view over the Bay of Kaštela is a genuine feature; at the third, it's only partial.
What "sea view" means here
Our villas aren't right on the water but on quiet residential streets around 1 km from the beach (10–15 minutes on foot). The view looks out over the Bay of Kaštela to the sea, with Kozjak behind you. The bay opens to the south-west, the sun sets behind the island of Čiovo – and in the evening you can see the lights towards Split and Trogir.
If you're looking for a beachfront villa with its own access to the sea, we're not the right choice. If you want views, a pool and peace and quiet all in one, and don't mind walking the few minutes to the beach, we are.
Villa Just be Alive: sea views from the terrace and upper floor
Villa Just be Alive is a new build with 327 m² of living space. From the upper floor and the terrace, you look out over the Bay of Kaštela to the sea and up to Kozjak, and in the evening to the lights towards Split and Trogir.

Villa Just be Happy: the view is everyone's favourite spot
At Villa Just be Happy (258 m²), the view takes centre stage. It sits at the end of a quiet cul-de-sac with no through traffic. From the terrace, balcony and garden you can see the sea beyond the bay, Kozjak, and the city lights in the evening.

And Just be Light?
Villa Just be Light has only partial sea views from the upper floor and terrace, plus views of the mountains and, in the evening, the lights of Split and Trogir. Its strengths lie elsewhere: five equal king-size bedrooms, a secluded pool area and the longest of our pools (3.50 × 10 m). If the sea view matters most to you, choose Alive or Happy.
Tips for making the most of the view
- Plan around sunset: the most beautiful minutes are just before and after sunset. Time your dinner outdoors so you're at the table then.
- Indoors at midday: in high summer, the sun beats down on the terrace between 12 and 4pm. The view is at its best in the morning and evening anyway.
- Hot tub in the evening: the hot tub is heated all year round – even on cooler evenings in the shoulder season, it's the best spot for watching the lights. More under Villa with Hot Tub.
- Even more of a view: a waymarked trail leads from Kaštel Stari up to the Malačka saddle – from the top, the view stretches across the whole bay to Trogir, Split and the islands. In summer, only go very early in the morning. More in our insider tips.

Are the villas right on the sea?
No. The beach and promenade are around 1 km away, about 10–15 minutes on foot.
Do all the bedrooms have sea views?
No. At Just be Happy, many of the upstairs bedrooms have sea views; at Just be Alive, it's mainly the upper floor and the terrace. Feel free to ask us about a specific room.
How far is Split?
Around 25 minutes by car; Split Airport is around 10 minutes.
Is the pool heated?
Yes, from the end of March to October at no extra charge. The hot tub is heated all year round.
