If you're looking for a villa near the beach in Croatia, you'll quickly run into a problem: "near the beach" can mean two minutes or twenty, depending on who wrote the listing. So we'll be specific straight away: our three villas in Kaštel Stari are around 1 km from the beach – about 10 to 15 minutes on foot. None of them is right on the water. Instead, each one has its own heated pool. Here we explain why this combination works better for many people than a beachfront villa.
What "1 km to the beach" means day to day
- Walk to the sea: 10–15 minutes to the beach and promenade, with no car and no hunting for parking.
- On the way: a bakery, cafés, supermarkets and restaurants are all within about a kilometre – so the walk to the beach combines easily with the shopping.
- Quiet evenings: the villas are on quiet residential streets, one of them at the end of a cul-de-sac. No beach-bar bass thumping outside your bedroom window until midnight.
- With children: the promenade itself is flat and paved, and easy with a pushchair for long stretches. Bags of sand toys are still heavy, though – and that's exactly when your own pool comes to the rescue.
To be honest: if you want to walk from the sea into the kitchen with wet hair every morning, a villa right on the water will suit you better. If you want to combine beach and pool, you're in the right place with us.
The rhythm that works best here
Our guests usually settle into a daily routine that cleverly combines sea and pool:
- To the sea before 10am – the beaches are empty, the light is beautiful, and the maestral breeze hasn't picked up yet.
- Back at midday – between 12 and 4pm shade is scarce and the sun is brutal. Now the day belongs to the pool, the terrace and an afternoon nap.
- Back to the water from 5pm – the day-trippers have gone and the promenade fills up with families and strollers.
- In the evening, a barbecue in the outdoor kitchen or dinner at a konoba – ideas in our guide Restaurants in Split, Trogir & Kaštela.
The beaches around Kaštel Stari
A quick overview – in detail, with shade, parking and wind, in our guide Beaches & Nature between Split and Trogir:
| Beach | Location | Highlights |
|---|---|---|
| Đardin (Paićevo) & Palac | Kaštel Stari | central, fine pebbles, cafés just behind – your local beaches |
| Bile | Kaštel Štafilić | pine shade, showers, room even in high summer |
| Gabine | Kaštel Štafilić | by the old Nehaj tower, beach bar in the evening |
| Šumica | Kaštel Lukšić | old trees, playground, beach volleyball |
| Ispod Suda | Kaštel Lukšić | gently shelving, shade in the afternoon |
| Bačvice | Split | the region's only real sandy beach, very shallow |
Important, to avoid disappointment: Dalmatia is a pebble-and-rock coastline, not the Caribbean. Water shoes belong in everyone's luggage, as does a parasol or beach tent. The bathing waters in the Bay of Kaštela are officially tested every season, and the results are publicly available.
Why your own pool complements the beach
- Heated from the end of March to October, at no extra charge – in April the sea is around 15–16 °C, but the pool is still pleasant.
- Independent of conditions at sea: no maestral waves, no murky water after the jugo wind.
- Privacy: no battles over sunbeds, no strangers at the poolside.
- Hot tub heated all year round – even after a cool evening stroll along the promenade.
- From November to March only the hot tub is heated; we heat the large pool on request for the cost of the electricity.
