When ten people travel together, the success of the trip is rarely decided by the view. It is decided at half past eight in the morning, when four people want a shower at the same time – and in the evening, when everyone wants to sit at the same table. We rent out three villas in Kaštel Stari between Split and Trogir, and we have hosted many family celebrations, groups of friends and multi-generation trips there. Here is what matters in practice.
Five things a villa for large groups must offer
A private bathroom for every bedroom
The most common point of friction in group houses is the bathroom. With eight to ten people and two bathrooms, a queue forms every morning. So check whether the bathrooms really belong to the bedrooms or whether several rooms share one in the hallway. That is the difference between a relaxed breakfast and negotiations outside the door.
A dining table where everyone can sit at once
Many houses have enough beds but a table for six. Then the group eats in two shifts or on the sofa – and that shared evening meal is usually the very reason you travel together in the first place. Before booking, ask how many people can sit at the table at the same time, indoors and outdoors.
A kitchen where several people can work
Cooking for yourselves is the biggest lever for budget and daily rhythm with a large group. That takes worksurface for two or three people, a dishwasher, enough crockery and an outdoor grill to take the pressure off the kitchen. All our villas have an outdoor kitchen with a grill.
Enough parking
Large groups rarely arrive in a single car. Where the road is narrow and the neighbour wants to park too, this quickly becomes an issue. Every one of our houses comes with private parking right on the property.
Places to retreat
Ten people need more than one big room. A shady terrace, a second seating area, a bedroom with a door behind which a child naps: that decides whether a week together stays easy.
Villa Just Be Happy as a real example
Our largest house is Villa Just Be Happy in Kaštel Stari. It has 258 m² of living space, five bedrooms each with its own bathroom and an additional guest WC on the ground floor.

Because the pool and hot tub are heated, the house also works outside high season – for a milestone birthday in spring or a family reunion in October, for example. Our two other houses, Villa Just Be Alive and Villa Just Be Light, also sleep up to 10 guests: Just be Alive with four bedrooms plus a fifth room that doubles as a gym, Just be Light with five bedrooms. Whether two houses can be combined for your dates, we are happy to look into case by case.
What you should realistically plan for
More people means more coordination. That is no disadvantage, but it needs preparing.
- One hire car is not enough for a large group. Plan for two vehicles, otherwise one person spends the holiday as the taxi driver.
- The first big shop takes longer than anyone thinks. Plan it deliberately and not straight after landing.
- Settle before the trip who cooks, who shops and how you split costs. Those three questions resolve most later discussions in advance.
- Our villas are in quiet residential areas. A long evening at the dining table is perfectly fine – loud music by the pool after midnight is not a good fit here.
Multi-generation trips
When grandparents, parents and children travel together, different things matter than with a group of friends: short distances, shade in the afternoon, a room where a baby can sleep while conversation carries on elsewhere.
