Search for "luxury villa Dalmatia" and you'll find hundreds of listings, almost all showing the same thing: a pool in the evening light, white cushions, a glass of wine. What really makes a house a luxury villa rarely shows up in photos. We rent out three private villas in Kaštel Stari, between Split and Trogir, and rather than selling them with adjectives, we want to list exactly what you get – and say honestly what we don't have.
Luxury you only notice after three days
Our guide What really makes a luxury villa? sums it up: real luxury doesn't shout, it works. No queue outside the only bathroom, no fan rattling at night, no Wi-Fi that gives up during two video calls. These aren't Instagram moments – but they're exactly what decides, after a week, whether you come home rested or stressed.
We planned our villas ourselves, from the plot of land to the socket by the bed, and we spend time in them ourselves. So we notice quickly when something is missing.
What luxury means here, in concrete terms
Sleeping
Every bedroom has its own bathroom – in all three villas
Hotel-quality king-size box-spring beds at Just be Alive and Just be Light
Air conditioning and heating in every room, underfloor heating in the bathrooms (Alive, Light)
At Just be Happy: blackout curtains, quiet air-conditioning units, hotel-quality towels and toiletries
Outdoors
Private heated saltwater pool (end of March to October at no extra charge)
Hot tub, heated all year round and independently controllable
Outdoor kitchen with barbecue and dining table for ten
Indoors
Kitchens you can really cook in: induction hob, oven, dishwasher, good pans, sharp knives
Starlink on the fastest plan plus backup, up to approx. 400 Mbps, Ubiquiti Wi-Fi throughout the house
At Just be Alive, an air-conditioned gym and an 85-inch smart TV; at Just be Happy, an American-style fridge freezer with ice maker
Space
327 m² (Alive), 303 m² (Light), 258 m² (Happy) – each for up to 10 guests
Luxury also means: no surprises
For many guests, this is the most underrated point. Our final price includes final cleaning, tourist tax, pool and hot tub heating in season, electricity, water, linen, Wi-Fi and parking. Only a dog costs extra, at €79 per stay – shown before you book. No charge that only appears at the front door.
And: booking direct is at least 5% cheaper than on any platform, with a 50% deposit, the balance due 60 days before arrival, and free cancellation up to 60 days before. The €500 security deposit is refunded in full after departure.
Service: personal, not anonymous
Several team members live locally; we're reachable practically around the clock via WhatsApp or phone and usually reply within a few minutes. Check-in is contactless (PIN pad at Alive and Light, key box at Happy) – if you'd like, someone from the team will show you around the house. For a special evening, we can arrange a private chef on request.
Our guests rate us 4.9 on average from more than 70 reviews on Airbnb, Booking.com and Google; we're Superhosts and have already welcomed more than 590 guests.

Ein wunderschönes, sehr gepflegtes und super sauberes Haus mit einem tollen Pool/Whirlpool! Wir haben uns rundum wohlgefühlt und unseren Aufenthalt sehr genossen. Lovely villa just needs to be moved
Positive: The villa is beautiful with excellent facilities. Also, any issues were handled quickly eg. Notified two broken sun loungers - two new ones arrived the following day.
Negative: Location is 15-20 minutes walk away from anything and the walk back is mostly in the dark. However, Ubers reasonable and very efficient and local transport also very cheap.

Check-in was very easy and extremely flexible, as there is a key box on site and the access code is sent to you directly. This means you are completely independent in terms of your arrival time.
The house was very, very clean and well kept when we arrived. The pool was also exceptionally clean and made a very good impression overall. We felt at home right away and can definitely recommend the accommodation.

An incredibly lovely house that truly lived up to expectations! We had a wonderful stay, plenty of space, and it felt luxurious with a private bathroom for every room. Beautiful pool and nice outdoor area. Always a friendly and quick response when contacting the host. However, we had hoped that someone would meet us when we arrived, but unfortunately no one showed up.
In addition, we were told that a pool attendant would come during the week, but none came. It would have been good if the pool had been cleaned at some point during the stay. One of the sun loungers was broken when we arrived; we informed the host immediately and got a quick reply.
This doesn't lower the rating significantly, though, since we had such a wonderful stay – we didn't want to leave! The whole group thanks you for a really lovely week! ☀️

Beautiful house. But lots of flaws in the finishing (shutters that don't work, a technician had to be called to repair the air conditioning in one bedroom, we had to ask for kitchen utensils as well as towels and pool mattresses, the toiletries and basic essentials such as oil described in the listing were non-existent…). The railing of one balcony had given way, so it was inaccessible. The code for the front door lock didn't work. We had to make do with one key even though there were nine of us in the house. Be warned, the quiet surroundings described don't exist, as the house is under a landing flight path. The sea view doesn't exist either; instead there's a view of a construction site of terraced houses right up against the pool. When we arrived, several bags of rubbish were strewn around the garden. In short, very disappointed.

The house was nicely furnished and well equipped with what we needed. The location was also very nice, with a short distance to the airport and a convenient position between Trogir and Split. Also a short distance to the beach, restaurants and the grocery store. There was some construction work going on on one side of the house, so there was a bit of noise from there, but otherwise we had a very nice stay. We'd be happy to come back 😊

We were warmly welcomed by Julian and given a tour. The house was super beautiful and clean and spacious enough for 10 people. The house is even more beautiful in reality than in the photos. What we don't have
For us, honesty is part of luxury:
No sauna – in none of the three villas.
Not on the beach. The beach is around 1 km away, or 10–15 minutes on foot.
No round-the-clock hotel staff in the house. We're reachable and on site quickly – but during your stay, the villa is yours.
Not a party venue. The villas are in quiet residential areas; quiet hours apply.
Kaštel Stari isn't a glamour destination. It's a long-established coastal village where people live all year round – with a promenade, a bakery and konobas (traditional taverns). If you want nightlife on your doorstep, head to Split.

Frequently asked questions
Are there staff on site?
There are no permanent staff in the house, but there's a team in the village who are easy to reach. We can arrange mid-stay cleans and a private chef on request.
Are the villas suitable for working remotely?
Yes. Starlink up to approx. 400 Mbps with backup – several video calls at once are no problem.
Is there a sauna?
No, not in any of our villas. Instead, there's a hot tub that's heated all year round.
