A villa in Croatia for 10 people has to offer more than ten beds: when five couples or two families spend a week together, bathrooms, room allocation, table size and parking decide the mood. Our three villas in Kaštel Stari, between Split and Trogir, are built for exactly this group size. This page tackles the practical question: how do you divide ten people up fairly – and what should you sort out beforehand?
The basics: five rooms, five bathrooms
In all three houses, every bedroom has its own bathroom. That sounds like a detail, but it's the single most important point: nobody waits outside a bathroom door in the corridor in the morning, and there's no "master bedroom with en-suite" versus "rooms with a shared shower". On top of that, every villa has an additional guest WC or guest bathroom.

Fair room allocation: our tips
Because every room has its own bathroom, allocating rooms is far more relaxed with us than in many group houses. A few points are still worth bearing in mind:
- Just be Alive: the fifth room doubles as a gym. The bed is a proper full-size one and just as comfortable as the box-spring beds – but whoever sleeps there shares the room during the day with the group's fitness fans. Best given to someone who gets up early or wants to work out themselves.
- Just be Light: five equal king-size bedrooms with box-spring beds – there are no "losers" here. Ideal when five couples are travelling together.
- Just be Happy: five bedrooms with double beds and en-suite bathrooms; the upstairs bedrooms have balconies, many with sea views. You'll find floor plans in the villa's photo gallery.
- Children: we provide a cot, high chair and baby monitor free of charge. If the children sleep with their parents, you'll often have a room to spare – for the grandparents or as a quiet retreat.
- Draw lots instead of debating: who gets which view is the only real bone of contention. Drawing lots before you arrive saves arguments on the first evening.
One table for everyone – indoors and out
The shared dinner is usually the reason for travelling together in the first place. All three villas have an indoor dining table for ten, plus an outdoor kitchen with barbecue. At Alive and Light there's also an outdoor lounge and dining table for ten. The kitchens are fully equipped – induction hob, oven, dishwasher, coffee machine – so two or three people can cook at the same time.
Parking and getting around
Ten people rarely travel in one car. It's best to plan for two hire cars, otherwise one person spends the holiday as the designated driver. At each of the three villas you have four private parking spaces right by the house. The car hire desks are at Split Airport, around 10 minutes away.
Splitting costs made easy
For groups, a clear final price is worth its weight in gold. With us, final cleaning, tourist tax, pool and hot tub heating (in season), electricity, water, linen, Wi-Fi and parking are already included – you simply divide the total by the number of people. Only a dog costs extra, at €79 per stay. You pay 50% on booking and the balance automatically 60 days before arrival; until then, cancellation is free. You get the €500 security deposit back in full after departure.
More than ten?
Just be Alive and Just be Light are right next to each other – together up to 20 guests, and up to 30 with Just be Happy. Details under Villa for Large Groups in Croatia. If you're travelling with grandparents and children, have a look at our page on multi-generational holidays too.
