1. Introduction and Scope

Welcome to Trawelltopia.com (“we”, “us”, “our”).

These Terms and Conditions (“T&Cs”) govern the use of the website www.trawelltopia.com (“Website”) as well as the booking and use of our villas and related services in Croatia.

By accessing our website or booking accommodation, you agree to these T&Cs. If you do not agree, please do not use our website or services.

These T&Cs apply to all contracts between Trawelltopia.com and the customer in the version valid at the time of booking.

3. Subject of the Contract and Services

Trawelltopia.com offers the brokerage and rental of exclusive holiday villas in Croatia.

The contract covers the temporary provision of accommodation for tourist purposes as well as any additional explicitly offered services.

We act either as the direct landlord or as an intermediary on behalf of the respective owner. The specific role is described in each offer.

4. User Obligations

By using our website and services, you agree in particular to:

Provide truthful, complete, and up-to-date information when booking
Comply with the house rules and local regulations
Treat the accommodation, furnishings, and outdoor areas with care
Respect the maximum occupancy limit
Refrain from any illegal, disruptive, or unsafe actions

The user is liable for all damages caused by themselves, fellow travelers, or visitors.

5. Booking Process

5.1 Booking

Bookings are made online via our website.

After completing the booking, you will receive a binding booking confirmation by email. The contract only comes into effect upon receipt of this confirmation.

5.2 Payment Methods

We accept the following payment methods:

PayPal
Cash (only by prior arrangement)

5.3 Payment Terms

The full payment of the booking amount is due upon booking.

If payment is not received or is declined, we reserve the right to cancel the booking.

5.4 Deposits

No deposit (not required) is required.

6. Prices and Additional Costs

6.1 Prices

All prices are in Euro (€) and include applicable taxes and fees unless otherwise stated.

Price changes only apply to future bookings and not to already confirmed reservations.

6.2 Additional Costs

Additional services (e.g., late arrival, pets, special services) may be charged separately and are indicated in the respective property description.

7. Cancellation Policy

Up to 60 days before arrival: full refund
Less than 60 days before arrival: no refund

The time of receipt of the cancellation in text form (email) is decisive.

Different cancellation terms may apply for individual properties and are specified in the respective offer description.

8. Refunds

Refunds are made according to the applicable cancellation policy and will be processed within 14 days using the original payment method.

9. Arrival, Stay, and Departure

Check-in and check-out times are specified in the property description.
Late departure may incur additional costs.
We reserve the right to terminate the stay without notice in case of violations of house rules or legal regulations. No refund will be issued in such cases.

10. Liability

10.1 Liability of Trawelltopia.com

We are only liable for damages caused by intent or gross negligence.

Liability for slight negligence is excluded unless essential contractual obligations are affected.

We are not liable for:

Weather-related limitations
Outages of public utilities
Actions of third parties or force majeure

10.2 Liability of the User

The user is liable for all damages to the accommodation or its inventory caused by themselves, fellow travelers, or visitors.

The processing of personal data is carried out in accordance with our Privacy Policy, available at:

12. Intellectual Property

All content on this website (texts, images, logos, design, videos) is protected by copyright.

Use beyond the legal limits is not permitted without our prior written consent.

13. Force Majeure

Events of force majeure (e.g., natural disasters, official measures, pandemics) release both parties from their performance obligations for the duration of the disruption. Further claims are excluded.

14. Applicable Law and Jurisdiction

Only the law of the Republic of Croatia applies.

Jurisdiction for all disputes arising from this contractual relationship is Split, Croatia, as far as legally permissible.

15. Changes to the T&Cs

We reserve the right to change these T&Cs at any time.

The version published at the time of booking applies.
