When ten people travel together, the success of the trip is rarely decided by the view. It is decided at half past eight in the morning, when four people want to shower at the same time – and in the evening, when everyone wants to sit at the same table. We rent out three villas in Kaštel Stari between Split and Trogir and have hosted many family celebrations, groups of friends and multi-generational trips there. Here is what matters in practice.
Five things a villa for large groups has to deliver
An en-suite bathroom for every bedroom
The most common friction point in group houses is the bathroom. With eight to ten people and two bathrooms, a queue forms every morning. So check whether the bathrooms are genuinely assigned to the bedrooms or whether several rooms share one bathroom off the hallway. That is the difference between a relaxed breakfast and negotiations outside the door.
A dining table that seats everyone at once
Many houses have enough beds but a table for six. The group then eats in two shifts or on the sofa – and that shared dinner is usually the very reason people travel together in the first place. Before booking, ask how many people can sit down at the table at the same time, indoors and outdoors.
A kitchen where more than one person can work
For a large group, cooking for yourselves is the biggest lever for both the budget and the rhythm of the day. That calls for counter space for two or three people, a dishwasher, enough crockery and a grill outside that takes the pressure off the kitchen. All our villas have an outdoor kitchen with a barbecue.
Enough parking
Large groups rarely arrive in a single car. Where the street is narrow and the neighbour would like to park as well, this quickly becomes an issue. Each of our houses has private parking on the property.
Places to withdraw to
Ten people need more than one large room. A shaded terrace, a second seating area, a bedroom with a door behind which a child can nap: that is what decides whether a week together stays easy.
Villa Just Be Happy as a concrete example
Our largest house is Villa Just Be Happy in Kaštel Stari. It offers 258 m² of living space, five bedrooms each with its own bathroom and an additional guest toilet on the ground floor.

Because the pool and whirlpool are heated, the house also works outside the peak season – for a milestone birthday in spring, say, or a family reunion in October. Whether two houses can be combined for your dates is something we are happy to check case by case.
What to plan for realistically
More people means more coordination. That is not a drawback, but it needs preparing.
- One hire car is not enough for a large group. Count on two vehicles, otherwise one person spends the holiday as the designated driver.
- The first big grocery run takes longer than everyone expects. Plan it deliberately, and not straight after landing.
- Agree before you travel on who cooks, who shops and how you split costs. Those three questions settle most later discussions in advance.
- Our villas are in quiet residential areas. A long evening around the dining table is a given – loud music by the pool after midnight does not fit here.
Multi-generational trips
When grandparents, parents and children travel together, different things count than with a group of friends: short distances, shade in the afternoon, a room where a baby can sleep while people are still talking next door.
